Los Angeles County:

The median sales price decreased to $835,000 in January. The median sales price in the last 12 months is up $45,000 and 5.7%.

The median price per square foot decreased to $575. Since last January, the median price per square foot has increased by $36 and 6.7%.

The number of homes for sale has increased since last month and is down 18.6% since last year.

Inventory months supply is 2.5 months. For your information, 5-6 months is a balanced market, and 6+ is a buyer's market.

Median days on the market increased to 23 days. Last January, we 31 days on the market.

Orange County:

Orange County's median sales price decreased to $1,050,000 in January. In the last 12 months, the median sales price has increased by $115,000, up 12.3%.

The median price per square foot also increased to $622. Since last November, the median price per square foot has increased by $54 and 9.5%.

The number of homes for sale has increased, and we now have 25.9% less than we saw at the same time last year. 

Inventory months supply increased to 1.6 months. For your information, 5-6 months is a balanced market, and 6+ is a buyer's market.

The median days on the market are 17 days. Last November, this was 31 days.
