The Orange County real estate market is cooling off 🧊

The median sales price remained $905,000 from August to September.  Since April, the median sales price has only increased $10,000. Median price per square foot also just increased $1, the smallest increase of the year.

The number of homes for sale increased slightly and inventory months supply increased to 1.3 months from our yearly low of 1.2 months. Remember 5-6 months is a balanced market and 6+ is a buyer’s market.

All in all, we are still in an extreme seller’s market but there are a few good signs for buyers. Interest rates are under 3%, prices are stabilizing, and there are slightly more homes now than we’ve seen in past months.
